As a tenant, it's essential to know what qualifies as an emergency repair and how to address such situations effectively. Emergencies are situations that threaten the life, safety, or health of the tenant or may cause permanent damage to the unit. Knowing when and how to respond can make a significant difference. Here’s a guide to help you understand and handle emergencies appropriately.
Emergency Repairs:
If you encounter an emergency, call our 24 HR Maintenance Line (323) 612-1038. For after-hours emergencies, follow the prompts to be connected with our after-hours answering service.
What is Considered an Emergency?
Emergencies are situations that pose immediate threats to the life, safety, or health of the tenant or can cause substantial damage to the unit. Examples include:
Fire: Call 911 immediately. Ensure everyone exits the building safely. Then, contact our office to report the incident.
Flood or Major Water Leak: Call our office immediately for assistance.
Sewage Backup: Call our office to address the issue.
Gas Odor: Evacuate the area immediately and call SoCalGas® at 1-800-427-2200. If there are issues reaching them, call 911.
Electrical Problems That Could Cause Fire: Turn off the main breaker in your unit immediately and call our office.
No Air Conditioning (above 90°F): Call our office if these conditions persist for more than 4 hours.
Broken Water Pipe: Call our office immediately to prevent further damage.
Toilet Issues (if only one toilet in the unit): Call our office if the toilet is not working.
Ceiling Leaks: Move furniture out of the way, place something under the leak to catch water, and use towels to keep the area as dry as possible. If it is a minor leak occurring after hours, call our office the next morning.
Non-Emergency Situations:
Some situations, while inconvenient, do not qualify as emergencies. Here are examples of non-emergencies:
Loss of Key or Locked-Out: These are not considered emergencies.
Heating and Air Conditioning Repairs: These can wait until normal business hours if there is more than one working unit.
Noise Complaints: Call or text your On-Site Manager if the problem persist, call the police.
Appliance Repairs (Refrigerators, Stoves, Dishwashers, Garbage Disposals): These are not considered emergencies.
Any Repair Not Threatening Life, Safety, or Causing Damage: These can be addressed during regular office hours.
